I thought I'd take a minute to put some things we discussed in writing.

I just spoke to the current renters.  Even though they are paid up to May 1, I gave them the opportunity to move out earlier (with a daily refund of the rent) so that I could go through the place and make sure I hand it over to you in top shape. (cleaning, carpets, etc.)  They will get back to me, then I'll be sure to let you know.

As for the financial arrangements, here are the options we discussed.

Lawn Service

The lawn service is included with rent.  The gardener's name is Fred Rapp.  He is a terrific guy and he'll want to touch base with you and your dog.  You can work out when he can be expected to do the work (it varies with season) and how to handle the dog situation (backyard access).  I'll give him your phone number and he'll contact you before he comes over to do the lawn after you move in.
